American Servicing will purchase a home that you pick out that needs remodeled and complete the remodel prior to you closing your home loan.  Yes we will purchase the home that you have found in your new home search, do the necessary repairs or complete any re-construction that you may want completed prior to closing.

 American Servicing will complete any necessary repair items that need to be finished in order for the home to pass any inspections.  We will also construct, remodel or complete any items that you would like completed but is not necessary to pass inspection.  For example:

Items needed to pass inspection.

Repair damaged drywall.

Repair or complete electrical wiring.

Install GFCI outlets near any water source.

Replace any floor coverings.

Repair or Replace Furnace/AC unit.

Repair or replace Roof.

Repair or Replace any foundation issues.

Any items deemed necessary by your Lender to pass initial inspection.

Peeling Paint, Missing Hand Rails.

Foundation Repair.

 Items that may be wanted but not needed to pass inspection:

Construct a new garage.

Add a new bedroom, family room etc.

Install fencing for pets.

Add a Pole Building.

Remodel existing kitchen/bath.

Replace existing flooring.

Remove Wall paper and Paint.

Install new Appliances.

Example:  You find a home in a $200,000 neighborhood.  It is missing the plumbing, furnace, bathroom, and they stole all the interior doors.  The house is listed at $110,000.  You absolutely love the home but do not want to go through the construction loan process.  You get estimates to install the plumbing, furnace, bathroom and interior doors.  The estimate is $40,000.  You call American Servicing and say, “I love the house, love the location, love the yard but want all the items completed prior to close”.  You also tell us that you do not have a problem with the starting price of $110,000 nor do you have a problem with the $40,000 in repairs.  So the total purchase price will be $150,000 with all the repairs completed prior to close.  You save $50,000 off the completed value and you get to pick out the items for repair. 

 Now you ask, how American Servicing makes money in this transaction.  The president of American Servicing is also the President of American Loan Mortgage Corporation, he has been in Mortgage Lending for over 25 years.  The seller of the home is aware that it will not pass inspection so they are very motivated to sell.  American Servicing will “low Ball” the offer to the seller.  So if they are asking $110,000 for the home, we will offer approximately $95,000 cash, with no inspections required and we can close in as little as 72 hours.  So we will make money on the original purchase.  Now you have obtained estimates for $40,000 for the repairs.  We will have our staff of competent builders and construction employees complete the job.  Our cost of the remodel will be less than the estimates that you obtained thus making money on the repair.  We will accompany you in order for you to pick out the necessary items for repair.  We will then install the items while your loan is being processed and complete the reconstruction prior to your loan closing.  You walk through the home once completed to give the OK to close.
